Greenberry HouseAdelaide Rd, NW3, Belsize ParkA completed project involving the construction of a 9 apartment block in Belsize Park, North London. In 2011 we bought an old building with a planning permission for its demolition and the construction of a new apartment block. The approved project was completely rejigged, the layouts, the ceiling heights and other details were much improved and a new permission obtained. We put together a project team including an architect, services and structural engineers and other consultants. The team completed the detailed design required for the tender. From a list of 5 contractors Vision Homes was selected and appointed on a design and build basis. Construction took 15 months and was completed in 2013. All nine apartments were sold off plan before the end of construction works.2 years£2,279,77836%
Broadmead HouseAuriol Road, W14, West KensingtonA project which involved obtaining a planning permission to construct a new 24-unit boutique style apartment block in West Kensington. In 2015 we acquired a 16 flat apartment building in a tired condition situated in a conservation area and constructed in 1950s. A new contemporary style replacement building was designed to blend in with adjacent period houses. The existing building was previously used as a hostel. In order to obtain planning for an apartment block the existing tenancies were terminated, the flats were rearranged and let to new tenants on a different basis thus changing the use into a C3 residential class. This allowed us to submit a planning application for a new residential block. The local authorities disputed the change of use and the application was refused. But after a successful appeal a full permission was granted to demolish the old building and to construct a new 24 apartment block with no affordable housing. In 2018 the site was successfully sold to a local developer who intends to build it out.3 years£5,472,91945%
Leigh CourtAvonmore Rd, W14, West KensingtonA project which involved obtaining a planning permission for the reconstruction and the extension of a period five-story building and the construction of five news houses at the rear. In 2016 we purchased a period building at an auction in a very poor condition. The existing building housed offices on the lower floors and flats on the upper floors. In 2017 after extensive consultations with the Council and local residents we obtained a full planning permission. The building was stripped out to get it ready for construction which involved asbestos removal and extensive structural investigations to complete the detailed design for the construction tender. At the same time a construction loan was fully approved. At the end of 2017 due to the changed market conditions we've taken a decision to sell the property. A private auction was organized and the project was sold to an international investment fund specializing in the reconstruction of historic buildings with a view of renting it out.2 years£3,660,71425%
Metro TowerHigh Rd, IG1, IlfordA project involving the construction of a mixed-use tower block in the central part of Ilford in East London. In 2015 we acquired a site with several old structures on it and with the benefit of a planning permission for the construction of a 15-storey residential block with a hotel and a retail unit on lower floors. We demolished the old buildings and cleared the site. In 2016 we submitted an application for a new planning permission to construct of a 30-storey apartment building. The project was presented at the Design Review Panel of the Council. Although the architecture and the design were commended a reduction in height was suggested. We've taken of board the Council’s comments and made the required adjustments. As a result we expect to obtain a planning permission for a 25-storey building with 124 apartments and commercial premises on the lower floors before the end of 2018. This project was designed specifically for the delivery of affordable housing in mind and will be sold to a housing association as soon as a permission is granted.3 years£2,839,17532%
